The smart garage industry is poised to become the mainstream solution to parking challenges in the future.
In recent years, with the rapid development of China’s automotive industry and urbanization, the sharp increase in private cars has led to serious challenges such as parking shortages and inadequate parking facilities. As a result, the development of multi‑storey parking garages and their role in addressing these parking difficulties have attracted widespread attention from society. Industry experts believe that, given the limited availability of land resources, expanding conventional surface parking spaces will become increasingly difficult; therefore, constructing and utilizing multi‑storey parking structures is emerging as a mainstream solution to future parking challenges. According to statistics from the Ministry of Transport, China currently has approximately 33 million privately owned vehicles. By 2010, the country’s vehicle stock is expected to reach 55 million.

Alleviating Parking Challenges: Will We Add More, or Will We Cut Back?
A single word can often mark a shift in mindset. Faced with the urban “malady” of parking scarcity, more government officials now speak of “alleviating” the problem rather than the original goal of “solving” it. In the short term, parking shortages cannot be entirely resolved—this is an inherent structural challenge. Take Nanjing as an example: on one hand, the number of registered motor vehicles grows at an annual rate of over 200,000; on the other, rapid urban development continually encroaches on public space. Relying solely on adding new parking spaces, promoting shared‑use initiatives, and advancing technological innovation will yield only limited additional capacity—and still fall far short of meeting the needs of a rapidly expanding car‑owning population. Recognizing this reality, Nanjing has begun to pursue both expansion and contraction in its efforts to address the parking crisis.

With 414 parking violations and accumulated unpaid fees exceeding RMB 20,000, Taiyuan, Shanxi Province is now seeing “sky-high” parking charges.
Ms. Zhou is a resident of an older residential community near Sanqiao Street. Because her vehicle had been parked for an extended period in a metered parking zone, she accrued over 6,000 yuan in unpaid parking fees. Recently, notices posted on the streets of Taiyuan, Shanxi—ranging from just over 1,000 yuan to as much as 20,000 yuan—have drawn attention from passersby and online users. During visits to several roads in the city, reporters found that in metered parking areas, vehicles that had not swiped their cards to pay were each affixed with a notice issued by Taiyuan Xinbao Metered Parking Co., Ltd. One such notice indicated that the vehicle had accumulated 414 parking instances, totaling 21,027 yuan in unpaid fees, while other vehicles owed 7,068 yuan, 6,888 yuan, and so on.

The Role and Status of Smart Parking in the Development of Smart Cities
First, as a “remedy” for urban road congestion, smart parking—acting as a city‑level integrated parking management system—enables the horizontal integration of diverse parking resources under different ownerships and management models, including on‑street spaces, commercial parking lots, underground garages, multi‑storey parking facilities, and residential‑community parking. It establishes a unified online service platform for regional parking resources, leveraging the convenience, flexibility, and high efficiency of mobile devices such as smartphones to allow users to access real‑time information on available spaces and vehicle‑parking status anytime, anywhere. This truly achieves shared utilization of parking resources, enhances parking‑space turnover, reduces vehicles’ time spent searching for parking and waiting to pay, and significantly alleviates…
